This Toorak project was a straightforward but easy-to-get-wrong job: restoring failed silicone at a set of movement joints that had been left too long. A concrete benchtop splashback and a feature door frame junction both needed the old silicone stripped back and replaced properly, rather than caulked over.

The Brief

Old silicone at a concrete benchtop-to-splashback joint had started to shrink and pull away, leaving a gap where water and grime could sit behind the bench. A nearby door frame junction needed the same treatment — a joint that flexes with the building rather than a rigid fill that would crack. Neither job was about looking better on the surface; both were about restoring a joint that actually does its job.

Why Old Silicone Gets Removed First

Caulking over failed silicone rarely works — new silicone won't bond properly to old silicone residue, and any moisture or grime trapped underneath just gets sealed in rather than dealt with. We stripped the joint back to a clean, dry substrate before applying anything new, which is the difference between a repair that lasts and one that fails again within a year.

A Careful Line Against a Premium Finish

The door frame junction sits against a gold-toned metal surround, which makes any excess silicone or an uneven line far more obvious than it would be on a standard tiled joint. Getting a clean, consistent bead here took a steady hand and careful masking, so the finished joint reads as a deliberate detail rather than a patch job.

The Finished Result

Both joints are now sealed with fresh, flexible silicone — a clean bead against the concrete benchtop and a precise line around the door frame. It's a small job on paper, but one that protects the surrounding finishes from water damage for years to come.
